Likewise the large courtyard, two uncovered terraces and one covered provide complete private lush garden spaces, with the top floor terrace also having a refrigerator and wet bar. You may spend every evening on that top terrace which has the best angle for viewing Las Monjas and La Parroquia in the color-enriching early evening light then raises the excitement one more notch when the night lighting of the churches takes over your vista. It is hard to beat this. |

The courtyard is canopied by a graceful pepper tree and becomes the soul of the house. Filled with the soft sound of the dripping fountain and the songs of the many fluttering birds who are lured to this most tranquil of spots there is always something to feed your sense of sight and sound. Both the outdoor sala and the living room have full views of this which really makes it far too easy to put off doing other things you thought you might do. The world just seems to disappear. |

The master suite contains the bedroom with king size bed, a cozy fireplace/TV room with two chairs and an outside small terrace with table, chaises, and an umbrella. Totally private. The huge bedroom window looks out on the softness of the pepper tree and down to the courtyard below. Nobody looks in. Ceiling fans in each bedroom make warm weather sleeping a joy instead of a nuisance. |

The second lovely bedroom features twin beds and attached bath. The third bedroom has a sleeper sofa for the fifth person in case of a five person stay and this room has a connecting bath in the foyer of the third floor. The skill of the architect gives this house great social spaces and plenty of options to be quietly by yourself. On the three levels there are 3 bedrooms and 3 & 1/2 baths -- each bedroom having its own bathroom. Three fireplaces make sure chilly winter evenings are something to look forward to. |

An architect cannot do one thing -- change the location of a house. And with this one he wouldn't have wanted to. With Instituto Allende one block away you are available to all that is immediate to this wonderful Colonia San Antonio -- restaurants, stores, galleries. A quick seven block walk to the Jardin and Parroquia means you will easily walk to all the best of San Miguel de Allende. The house has filtered water and an up-to-date kitchen you will find a joy to work in. Maid service is Monday-Friday four hours a day so you won't likely need to use the dishwasher. A single car garage is attached. Plenty of TVs with cable/internet and vonage phone is provided. |
